Every feature for modelling property deals

PropFormIQ models property developments and acquisitions on one tested calculation engine. This page lists every feature, grouped by the stage of a deal, with short demos of the tools analysts use most.

The demos follow one illustrative hotel project. Its figures are examples made for this page, not results from a real deal.

Build the model

Pick a property type and a deal type, then start from the guided setup or a priced sample. Every field explains what it does, and the numbers that depend on it change while you type.

Raise the room rate, then occupancy. RevPAR (room revenue per available room), NPV (what the future cash is worth today) and equity IRR (the yearly return on the owners' cash) update before the section saves itself.

  • Seven property types

Retail, office, hospitality, residential for sale, rental property, mixed use, and other venues. Each has its own revenue, cost, timing, financing and sale inputs.

  • Develop or acquire

Model a ground-up development with its construction costs and timing, or the purchase of an existing property.

  • Guided setup

Four steps take a new project from the basics to funding and sale. An unfinished draft stays in your browser until you come back to it.

  • Priced starting models

Copy a priced sample project for Chicago, London, Sydney, Dubai, Singapore, Riyadh or Paris, then change what is different about your deal.

  • Help on every field

Each input says in plain words what it is and which result it feeds.

  • Calculated fields

Values such as RevPAR, cost per area and annual rent are worked out on the server and update as you type.

  • Results as you edit

NPV, equity IRR and development profit stay above the form and show how much your last edit changed them.

  • Saves as you go

Each section saves itself about a second after your last edit, and one status line shows whether everything is saved.

  • Cost timing

Pay each cost at once, evenly, or on an S-curve that spends slowly at the start and end, or draw your own monthly spending profile.

  • Tenancy schedule and leases

List each tenant with lease dates, rent, renewal chance and leasing costs. Lease timing sets the income month by month.

  • Unit sales and buyer payments

Set the sales mix, how fast units sell and how buyers pay, including deposits held in escrow (kept aside by a third party) until construction is paid for.

  • Hotel operations

Room types, food and beverage outlets, other revenue, department costs and fees, and a rental pool for rooms owned by investors.

  • Venues and other uses

Model entertainment and other venues from their own revenue drivers and running costs.

  • Energy upgrades

Add upgrades with their cost and the energy and money they save each year, and see how long each takes to pay back.

  • Inflation and a second currency

Link prices to an inflation index and read returns after inflation, or follow returns in a second currency beside the main one.

  • Currencies and units

Report in about 150 currencies with hourly exchange rates, convert a whole project in one step, and switch between nine area and land units.

Bring in data and check it

Start from the documents you already have. PropFormIQ then checks the inputs and the results before anyone relies on them.

Values read from an information memorandum, the document that markets a deal, each with the page and words it came from. Only the ticked values are saved.

  • Fill from a PDF

Your browser reads a brochure, information memorandum or cost plan, and AI suggests input values, each with its page and quote. Nothing is saved until you tick it, and found values are deleted after 7 days.

  • Import from CSV or Excel

Bring in a tenancy schedule, cost plan, sales mix, unit mix or operating expenses. Match the columns, preview every value, then save.

  • Assumption review

Saved inputs outside their usual range are marked, either as a warning to review or as a problem to fix before you save a calculation.

  • Project checks

About 30 checks confirm that the results add up, including cash flows, where the money comes from and goes, loan balances and partner shares.

  • Benchmarks

Compare returns, yield on cost (income divided by total cost) and cap rate (income divided by value) with benchmark sets your organisation imports, or with the average of your own similar projects.

  • Market figures

World Bank inflation and population for the project's market, updated automatically and marked when a figure is out of date.

  • Location and nearby amenities

A map of the site and the amenities around it.

  • Market news

Recent property market headlines on your dashboard.

Read the results

One calculation produces every metric, chart and schedule, and the same figures appear on screen and in every export.

One calculation produces every metric, chart and schedule, and the same figures appear on screen and in every export.
  • Headline returns

NPV, project and equity IRR, equity multiple (cash returned for each dollar put in), payback period, profit on cost and peak equity (the most owner cash tied up at once), each explained in plain words.

  • Lender measures

Loan-to-cost, loan-to-value, DSCR (how many times income covers the loan payments), interest cover, debt yield (income as a share of the loan) and break-even ratio.

  • Two valuations side by side

Direct capitalisation, which divides one year's income by a market yield, next to the discounted cash flow value, which is all future cash in today's money.

  • Project health

Short readings such as loan coverage, payback and whether the project makes money, each with what it means for this deal.

  • Cash-flow charts

Cash flow before and after the loan, by year or by month.

  • Capital stack

How the loan and the owners' cash pay for the project.

  • Schedules

Operating, debt, construction funding, sales and loan coverage schedules, by year or by month.

  • Hotel operating statement

A line for each department and outlet, with occupancy, RevPAR, margins and amounts per available room.

  • Returns to each party

The equity holders, the joint-venture partner (a co-investor) and the sponsor (the developer running the deal) each get their own returns and chart.

Test the assumptions

Move one input or several, find the value that reaches a target, and keep the cases you want to compare. Every answer comes from the same engine as the saved model, and nothing changes until you save it.

Two inputs moved 20% up and down at once. The outlined cell is the saved model.

  • Sensitivity

Move one input across a range and see how a result responds.

  • Sensitivity grid

Two inputs at once, as a shaded table of results.

  • Goal seek

Find the input value that makes a result hit your target, such as the rent that gives a 15% equity IRR.

  • Supportable land or purchase price

The most you can pay for land or a building and still reach your target return.

  • Ask a what-if

Describe a change in plain words. AI turns it into input changes, and the engine reruns the project.

  • Saved alternatives

Save named sets of input changes and compare up to eight of them with the current project.

  • Scenario comparison

Give one input several values, such as a downside and an upside case, and compare the results side by side.

  • Version comparison

Compare two saved versions and see which inputs and results moved.

Fund the deal

Set up the loans and partners the way the deal is structured. Interest, fees and repayments are calculated month by month.

Raise the preferred return (what the partner earns before the sponsor takes a bigger share). The sponsor's promote, its extra share of profit, gets smaller.

  • Loan structures

A mortgage from the start, a construction loan only, or a construction loan refinanced into a mortgage.

  • Construction funding

Loan draws, unused capacity, shortfalls, interest added to the loan and standby fees on the unused part, month by month.

  • Repayment options

Interest only with the balance paid at sale, equal principal after a delay, a share of operating cash, or a target coverage ratio.

  • Islamic financing

Murabaha (a cost-plus sale) and Ijara (a lease) structures, with profit wording carried through the results and exports.

  • Partner split

Share cash with a joint-venture partner by a fixed share, or by a preferred return and promote tiers paid on exact dates.

  • Partner land and cash

A partner can put in land, cash or both, and the split follows what each one contributed.

  • Buyer money in escrow

Deposits from buyers of off-plan units, sold before they are built, are held and released as construction is paid for.

  • Lender view

DSCR, debt yield and loan-to-value laid out the way a lender reviews the loan.

Review and decide

Reviews happen on a locked copy of the calculation, so later edits cannot change what was approved.

A reviewer ticks off the checklist and approves the locked calculation.

  • Decision Room

Request a review from colleagues with a due date. Every decision is tied to a locked, accepted calculation.

  • Review checklist

Assumptions, calculations, market evidence and the report, each signed off by the reviewer.

  • Review queue

See the reviews assigned to you, the ones you submitted and the ones that are overdue.

  • Comments and decisions

Discuss the evidence, then record changes requested, approved or declined.

  • Calculation history

Locked runs you can replay, with the differences against today's inputs.

  • Project activity

Who changed which field and when, with the value before and after.

  • Versions

Keep several versions of a project and choose which one is the default.

  • Notes

Keep notes on a project for your team.

Report and share

Every export starts from one saved calculation, so the memo, the workbook and the slides show the numbers you saw on screen.

Name the report, choose and order its sections, and export the investment memorandum.

  • Investment memorandum PDF

A presentation-ready PDF with the sections you choose, in your order.

  • Value-only Excel workbook

Results and schedules as plain values, with no hidden formulas.

  • Committee slides

A PowerPoint deck built around the decision and its evidence.

  • Results CSV

Result rows for your own analysis tools.

  • AI memos

An investment memo or a lender note drafted by AI, with every figure locked to the saved results.

  • Verified Deal Room links

Private links that last 7, 30 or 90 days, with an optional note, a record of each visit, and a switch to turn them off.

  • Integrity seal

A recipient can check the seal code to confirm the figures are exactly the ones you approved.

  • Recipient copies

When you allow it, a recipient copies the model into their own workspace and sends their version back with a note.

  • Project access

Give a colleague read-only reviewer access or editor access to one project.

Ask about the numbers

The project assistant explains saved results. It cannot calculate or change a number, and each figure in an answer points to the result it came from.

Ask why the equity IRR went up. The answer cites every figure it uses.

  • Project assistant

Ask questions about the open project and keep a private history of each conversation.

  • Explain with AI

Ask what an input or a result means for this project.

  • Privacy checks first

AI features run only when the provider has agreed not to keep your data and every privacy check passes. Calculations never depend on them.

Review projects together

A portfolio is a group of projects reviewed together. Add or remove a project and the combined figures update.

Add the hotel to a portfolio and the combined NPV, blended IRR and spending update.

  • Portfolios and groups

Group projects, and nest portfolios inside portfolios.

  • Combined results
